Whatever's going on with the house, start here.
Almost nobody calls us because they woke up wanting to sell a house. Something happened first. Pick the one that sounds like yours and we'll tell you how it actually goes — what the timeline looks like, what trips people up, and what we can and can't do about it.
- ✓No fees or commissions, and we cover normal closing costs.
- ✓No repairs and no showings. We buy it exactly as it stands.
- ✓Offer within 24 hours, and you're free to take it elsewhere to compare.
Why the reason matters more than the house
Two identical houses on the same street can need completely different sales. One belongs to somebody who just wants the most money and has six months to get it — that person should list with an agent, and we'll say so. The other is tied up in an estate with three siblings in two states and a hearing date that keeps moving. Same house, same square footage, and nothing about the second sale looks like the first.
That's why these are eight separate pages instead of one. The house is usually the easy part. What's around the house is what decides whether a sale closes in three weeks or falls apart in month four.
What all eight have in common
- There's a clock somewhere. A hearing, a sale date, a lease ending, a job starting. The house isn't the deadline — something else is.
- The condition rules out a normal buyer. Not always, but often. A financed buyer needs the house to pass an appraisal and be insurable, and a lot of these houses aren't.
- More than one person has to agree. Siblings, a spouse, an executor, an attorney. Every extra signature is another chance for a listed sale to stall.
- Nobody wants to spend money on it first. Repairs, clean-out, staging — all of it comes out of pocket months before any of it comes back.
What we're actually offering
A firm number in writing within 24 hours, a closing date you choose, and no fees, commissions, repairs, showings, or lender to fall through. We cover normal closing costs. You're free to take our number to an agent or another buyer and compare — a fair number holds up to comparison, and we'd rather you check than wonder.
One thing worth being upfront about: Sell House Tulsa is a real estate investment company. We buy for our own account and we may resell or assign a contract for a profit. We're not agents, we don't list houses, and we don't represent you in the sale. That's the whole business model, and you should know it before you talk numbers with us or with anyone else who buys houses for cash.
Jake & Cole — we're two guys in Tulsa who buy houses, not a call center and not a franchise. If you call the number on this page, one of us picks up. If we're not the right fit for what you're dealing with, we'll say so.
What if I'm more than one of these?
Very common. An inherited house in probate that's also full of belongings and needs a roof is one phone call, not four. Pick whichever page is closest and we'll cover the rest when we talk.
Do I have to know which situation I'm in before I call?
No. These pages are here so you can read up at your own pace instead of having someone explain it to you on the phone. Call whenever you're ready.
How fast can you actually close?
About a week when the title work cooperates and there's nothing unusual on the deed. There's no lender on our side, so the bank timeline that normally sets the pace just isn't there.
Is the offer really no-obligation?
Yes. You can take our number, sit on it, or use it to negotiate with somebody else. We'd rather you make an informed decision than a fast one.
Or find your town
We buy across the Tulsa metro. Each town page covers what we actually see in that housing stock — and which county courthouse you're dealing with, which matters more than people expect.

📞 (918) 359-1295Not sure which one you are?
Plenty of people are two or three of these at once. Tell us the address and roughly what's happening, and we'll sort out which parts actually matter.
